保利什么來頭不知道,據(jù)資料顯示是國務(wù)院國有資產(chǎn)監(jiān)督管理委員會管理的大型中央企業(yè),反正是很有錢,開發(fā)很多樓盤。但對我印象最深的是對中國商業(yè)地產(chǎn)的貢獻(xiàn),—個很好的失敗范例——臺北風(fēng)情街。他用巨資告誡投資商在投資商業(yè)地產(chǎn)時要注意什么。保利在這方面做的實在是讓人敬佩,別人有錢沒辦法。
臺北風(fēng)情街是一個投資20億,建筑外觀和室內(nèi)裝修都非常時尚,現(xiàn)代的商業(yè)廣場,政府配套的地下停車近2000個車位,地理位置很好,嘉定新城白銀路邊,西到阿克蘇路,東到裕民路。發(fā)展前景應(yīng)該是一片大好,但是現(xiàn)實是殘酷的,事與愿違。今天,我為了再次為了驗證我的觀點而上下左右兜兜轉(zhuǎn)轉(zhuǎn)--現(xiàn)場場景與預(yù)想中的毫無差別,它死了,徹底死了。
兩年前快開張時,我很期盼,因為它在我家樓下,我想以后購物超級便利。2016年,延遲一年的面紗,終于在它開業(yè)時解開了,我由希望變?yōu)槭?,由高興變?yōu)閭摹D鞘俏揖拖?-它可能死,也許會死,但不是百分百,一天一天的看下去,發(fā)現(xiàn)它離死已不遠(yuǎn)。
我當(dāng)時想了幾個問題:
一. 為什么搞“臺北風(fēng)情街”這個噱頭?在嘉定新城有多少臺灣人。你搞長寧區(qū)或長寧區(qū)與閔行區(qū)交匯區(qū),無可厚非,那里是臺灣人的匯聚點,增加臺灣人和大陸的感情,讓他們有家的感覺。你搞這里什么意思?難不成讓臺灣人搬到嘉定了?人家愿意嗎?一廂情愿吧!
二. 為什么搞這樣的建筑?狗屁設(shè)計師忽悠豬頭業(yè)主。設(shè)計師想搞一個獨特的藝術(shù)造型,另類的建筑,這種創(chuàng)意是可以理解,但你要考慮現(xiàn)實,考慮建筑本身的實際意義和作用。這樣的建筑造型,如果在國外一定很好,在這里,這是上海,這是嘉定,你們想想現(xiàn)狀好嗎?如果做成博物館,藝術(shù)館也很完美,你做成商場絕對是失敗之筆。
三、更沒想到的是你對外不開店鋪,占地面積如此之大竟兩三個出入口,不知設(shè)計師如何想的,路人來來往往,請問你的設(shè)計目的是拒人之門外嗎?商業(yè)地產(chǎn)的目的是什么?投資的錢要回報,如何回報,吸引人流,讓商家生意火爆,讓投資商賺錢。你的目的何在?就是不讓進(jìn)來,就是讓大眾看的,我很高大上,只讓你只能遠(yuǎn)觀不可褻玩也!
四、還有更夸張的是門口沒廣場,所有活動在內(nèi)部,難道商家的活動是給商家自己看的嗎?難不成自娛自樂,就是不讓你們外人看。
五、配套的辦公樓少的可憐,就裕民路邊上大楷就八層左右,真真能外出租的更不知道有多少?外人不讓進(jìn),自己辦公樓又少,如何擴大人氣?我都為你著急。
六、從開始設(shè)計到開業(yè)不搞超市。超市是最吸引人氣的配套服務(wù)類型。老百姓的吃喝拉撒都要在那里買,你竟然不考慮,I服YOU。(兩年后意思到了錯誤又增加了,但還是很失敗,他竟然直接把門對外開,這是讓人只買日用品,買完就走,對商場沒有帶任何人氣,為什么不讓客人在每年兜兜轉(zhuǎn)轉(zhuǎn)再進(jìn)商場呢?)
七、他的招商更是失敗中失敗。也許是上層的指揮棒指導(dǎo)錯誤,招來的商家在品質(zhì)上既不是高檔次的又不是平民能消費的,請問你們到底為誰消費的?舉個例子,一件衣服吧,我大楷兜兜基本是2000-4000元左右,也不是有名氣的品牌,有錢人看不上,老百姓買不起。
八、再談?wù)劜惋嫹矫妫阄ㄒ坏某晒κ切前涂?,只有星巴克有人,其他是一塌糊涂?0%的臺灣小吃來到上海的嘉定新城水土不服,全軍覆沒。說句實話星巴克的人氣,人家不是沾你的光,是人家自己的品牌效應(yīng)。

The development prospects should be promising, but the reality is cruel and contrary to expectations. Today, I wandered up, down, left, and right to verify my point again - the scene on site was no different from what I had imagined, it was dead, completely dead.
Two years ago, when it was about to open, I was looking forward to it because it was downstairs from my house. I think shopping will be super convenient in the future. In 2016, the veil that had been delayed for a year was finally lifted when it opened, and I went from hope to disappointment, from joy to sadness. That's what I thought - it could die, maybe die, but not 100%. Looking at it day by day, I realized that it's not far from death.
I thought about a few questions at that time:
1 Why is there a gimmick called "Taipei Style Street"? How many Taiwanese are there in Jiading New City. What do you mean by doing this? Is it difficult for Taiwanese people to move to Jiading? Are they willing? Just wishful thinking!
II Why do we have such buildings? The bullshit designer is deceiving the owner of the pig's head. Designers want to create a unique artistic form and alternative architecture, which is understandable, but you need to consider reality, the practical significance and role of the building itself. This kind of architectural design would definitely be great if it were abroad. Here, this is Shanghai, this is Jiading. Can you think about the current situation? If you make it into a museum, the art museum is also perfect, but making it into a shopping mall is definitely a failure.
3、 What's even more unexpected is that you don't open a store to the outside world, occupying such a large area with two or three entrances and exits. I don't know what the designer thinks. The passersby come and go, is your design purpose to reject the door? What is the purpose of commercial real estate? The money invested needs to be returned, how to return it, attract traffic, make business booming, and enable investors to make money. What is your purpose? It's just not allowed to come in, it's just for the public to see. I'm very tall and upscale, only allowing you to watch from a distance and not be indecent to play with!
4、 What's even more exaggerated is that there is no square at the entrance, and all activities are inside. Are the activities of the merchants for themselves to see? It's difficult to entertain yourself, it's just not letting outsiders see it.
5、 The number of supporting office buildings is pitiful, and on the roadside of Yumin, there are only about eight floors of Dakai. How many can be rented out? How to expand popularity when outsiders are not allowed to enter and there are few office buildings? I am all anxious for you.
6、 From the beginning of the design to the opening without opening a supermarket. Supermarkets are the most popular type of supporting services. People have to buy food, drink, and salad there, but you don't even consider it. (Two years later, his mistake increased again, but it was still a failure. He opened the door directly to the outside, which made people only buy daily necessities and leave after buying, without bringing any popularity to the mall. Why not let customers walk around every year before entering the mall?)
7、 His investment promotion was a failure in failure. Perhaps it was a mistake in the guidance of the upper echelons that attracted merchants who were neither high-end nor affordable in terms of quality. May I ask who exactly are you consuming for? For example, for a piece of clothing, my regular budget is usually around 2000-4000 yuan, and it is not a well-known brand. Rich people do not like it, and ordinary people cannot afford it.
8、 Speaking of catering, your only success is Starbucks, only Starbucks has people, and everything else is a mess. 80% of Taiwanese snacks come to Jiading New City in Shanghai, where they are not accustomed to the local conditions and are completely destroyed. To be honest, the popularity of Starbucks is not in your favor, it's their own brand effect.
